The Sub-Committee, having reviewed the relevant material considerations, concluded that the rear dormer window dominated the rear roofslope which caused harm to the areas character, and resulted in a loss of privacy for neighbouring properties. Accordingly, the Sub-Committee resolved to
Refuse planning permission, contrary to the officer’s recommendation, for the reasons set out below.
1. The rear dormer window is oversized and dominates the rear roofslope, which is detrimental to the character of the area and therefore contrary to Policy CS17 of the Core Strategy 2011, Policy DM2 of the Development Management Plan 2015 and the Council’s Home Extensions Companion Guide 2012.
2. The rear dormer window results in a loss of privacy for the adjoining houses and gardens contrary to Policy DM2 of the Development Management Plan and the Council’s Home Extensions Companion Guide 2012.
